Fresh paint!

Modern EVERYTHING.

Perfectly done staging….

The kind of condo listing that generates immediate interest.


When I toured the building, I paid attention to things the photos couldn't show.

The condition of the hallways…

The age of major building systems....

The reserve funding…. Or lack thereof…

The meeting minutes, that flagged multiple assessments over the next few years.

The elevator that ran slowly.

The roof.


The signs of deferred maintenance.


These are often the details that determine whether a condo remains a good investment, or becomes an expensive surprise. Many buyers spend hours comparing countertops, appliances, and their feelings in a space. Few spend the same amount of time evaluating the building itself. That's backwards.


Appliances can be replaced. Building issues can result in special assessments, rising Condo fees, and years of frustration.


The individual unit matters but the building matters just as much.


Every condo tells two stories:

The one in the listing.

And the one behind it.
